Auditor’s Sale Scheduled for Friday, May 10th

“Every tract of land foreclosed upon for delinquent taxes or a tax lien that has been properly offered for sale on two separate occasions, not less than two weeks apart and not sold shall be forfeited to the state and the County Auditor will offer it for sale to the highest bidder.” Ohio R.C. Section 5723

    Christine Sycks, Coshocton County Auditor, has scheduled her Auditor’s Sale to be held at the Courthouse on Friday, May 10th at 10:30 a.m. immediately following the Sheriff’s Sale.  At the time of this news release, four real estate parcels and fourteen manufactured homes have been fully processed and ready for sale.  These are all listed below.

     Bids can start as low as $1 (Yes, One Dollar).  Due at the sale is a non-refundable down payment of 10% of total due or $50, whichever is greater.  In addition to the bid, the buyers of real estate parcels are responsible for $82.50 in deed, transfer, and recording fees.  If a manufactured home is purchased, the buyer will be responsible for $25.50 in title, relocation, and transfer fees in addition to the bid. 

     No person delinquent on real property taxes in the State of Ohio may purchase a property at an Auditor’s Sale.  In addition, the owner of record or a member of his or her immediate family prior to the judgment of foreclosure or forfeiture may not purchase the property for less than the total amount of taxes, assessments, penalties, interest and costs.

    Any taxes, charges or costs not covered by the sale will be remitted, and all liens are eliminated except for the real estate taxes paid by the bid amount.  If there is a Federal lien, the Federal Government has “Right of Redemption” and may re-take the property for one year after the original foreclosure was filed. The buyer will receive only the amount he or she paid at the Auditor’s sale and no more regardless of improvements done after the purchase.
