| Homestead Reduction |
The "NEW" Homestead Exemption Program is now offered to all homeowners over the age of 65 or who are permanently and totally disabled, regardless of income.
The application period is from
January 1, 2009 to June 2, 2009.
Property owners must be at least 65 years of age by December 31, 2009 or under the age of 65 and considered 100% permanently or totally disabled as of January 1, 2009
.
New applicants for the 2009 tax year, payable in 2010, must as of January 1, 2009:
1) Be an owner of the property as listed on the deed.
OR
2) A purchaser on a recorded Land Contract (must provide copy of recorded land contract).
OR
3) Have a Life Estate in the property (the right to live in the property for their natural life) and must provide a copy of the recorded document giving them that right.
OR
4) If the property is in the name of a Trustee, the applicant must be the settlor of the trust. It must be a Revocable Living Trust or a inter vivos trust (one that gives them the right to reside in the residence).
OR
5) If the property is in the name of a Corporation, LLC, Partnership, Company, or irrevocable trust, it is not qualified because it is not owned by an individual.
If a person is currently receiving the Homestead Reduction, they do not have to apply under the new law.
Applications are available online or in our office. To show proof of age, we require picture ID.
We will accept copies of the following:
1) Driver's License
2) State of Ohio ID Card
3) Passport (current or expired)
To show proof of disability, a Certificate of Disability (DTE 105E) (which needs to be included with the application) must be signed by a physician.
